Top 10 Reasons to buy or sell your home in the winter

Spring and summer are known as the prime buying season in real estate.  It’s the time when the most buyers are looking and when the most sellers are selling.  It can be pretty crazy.  That being said, I've found that the winter is the new "sweet spot" for buying and selling a home.  Lets get into my 10 reasons to buy or sell in the winter.    

 

 

Lets start with reasons to buy in the winter 

  1. Less buyers in the market  

A better chance to negotiate a good deal, especially if a home has been on the market.  Its crucial that you or your agent know how long a home has been on the market.  Side note – sometimes a listing may come off the market for a short period of time, then re-list.  Different multiple listings services treat this in different ways, so be sure to research and see how many times its been listed and for how long in total.  A competent agent will be able to provide this information to you. 

 

  1. A better chance to negioate on non-real estate items.   

Getting household appliances, the riding lawnmower in the garage, and things like that will be easier to work into the deal 

 

  1. Less of a chance of multiple offers 

Less buyers in the market should equate to less of a chance to get into a multiple offer situation.  Of course homes in really desirable areas may not apply to this, but regardless, the lower buyer pool works in your favor.   

 

  1. Last minute tax breaks.  

 Obviously, you should consult an accountant, but the possibility to decrease your tax bill due to expenses incurred with the purchase of a new home could be a perk of a winter buy.   

 

  1. YOU probably have more time to go through the process.   

While the process of home buying can take months, parts of the process, like house hunting and/or moving often require you to take time off of work.  Breaks from work and school are usually the longest around the holidays, so the ability to get some of this done while you're already off work is beneficial.  

  

  1. The process is faster!   

As I mentioned, in the spring and summer, its just crazy.  Agents, loan officers, and appraisers are up to their ears in deals, and that combination just makes things take longer than normal.  In the winter, we have less on our plate, resulting in a quicker transaction for you.   

 

 

Pros on selling 

 

  1. Easier to maintain your home 

In my neck of the woods and in most of the northern parts of the country, you're dealing with snow, bare trees, and minimal landscaping.  Its much easier to maintain the exterior of your home in the winter months, then keeping up with the Jones's and their perfectly manicured lawn during the summer. 

 

  1. You are dealing with serious buyers.   

Again, this likely pertains more to colder climates, but window shoppers are probably staying inside during the winter versus going into houses for sale in the spring and summer when they have no intention of buying.  You may get less showings in the winter, but the quality of the showings will be higher. 

 

  1. Less Competition from other Sellers 

There is no questions that there are less buyers in the winter, but there are also less sellers.  For you, the seller, this equates to less competition.  You may be the only home for sale in the desirable subdivision in which you live, which could ultimately result in a very competitive 'sub-market' of buyers interested in your home.  

 

  1. Move up families  

Fun fact for you.. Did you know that the month with the most babies born is September? With all these babies being born in September, new parents may start thinking about an upgrade come winter months and start their search for a bigger home.  First time parents or parents with kids under 5 are even more likely, since they aren't tied to the traditional school months and can freely move.
